"Hi Stacey, After reviewing all the comps, after doing all the research, considering all the cost for upgrades, we wanted to offer $235,000. The interior of the house is really dated. That's the only thing that's stopping us to buy this house. Other than that, it looks just fine. We were able to get estimate on how much it would cost us to upgrade the interior. And its not going to be cheap even if we cover the material costs. And we are talking about low end. Labor are so expensive. Please let the owner know we really want to buy this house. We are all set with loan approval. We are ready to buy it as soon as they accept our offer! Let me know what they say. Even if they don't take it, I will be curious to know how much their counter offer (if there is) will be. You and Brad are the greatest! You make our home buying so much easier. This is our first home, and we will definitely not forget you guys. I wish all realtors are like you. We will definitely refer you to our friends! In fact, my elder sister and her family are also looking at buying a house. And their daughter too and her fiance. They’re working on their loan app right now. I already told them about you and Brad.
